Ypao Garden is a conveniently located Condominium complex at the heart of Tamuning. Ideally located on Ypao Road, and is only a few minutes away from Tumon, Guam’s most attractive tourist hub, beaches, movie theaters, malls, dining, coffee shops, schools, and churches. Ypao Garden has 55 units, each individually owned by “homeowners”. Some units are occupied by tenants, while others are occupied homeowners, themselves. Laundry Facility at Ypao Garden...
Having a self-pay laundry facility on the property is a wonderful convenience for many residents of Ypao Garden. The laundry is open from early morning until late evening hours. It is kept locked through the night but can be opened up for residents who make a special request. The laundry machines are owned and managed by a third party vendor.

Professionally Managed...
Ypao Garden is professionally managed by a management company who has been in the business of property management for years. Ypao Garden has an active Board of Directors who are on the property daily because they have units at Ypao Garden. Plus, Ypao Garden employs a full-time maintenance and grounds keeper. All in all, Ypao Garden is well-managed. Though rarely, issues and concerns that do come about are handled expeditiously.

Time for Tennis...
Ypao Garden has two professional tennis courts. Currently, one of the courts is leased to a well-known tennis club. While the other tennis court is always available for Ypao Garden's residents. If residents are interested, they can surely talk to the tennis club's manager and take classes or join the group. Residents can also reserve play time, so they know the tennis court is available for them as needed. Go ahead, get some exercise through a good game of tennis.

Easy Parking...
Parking is open, not reserved for any one resident at Ypao Garden. One of the best things about Ypao Garden is that there is lots of parking space. Each unit can use two parking spaces. If a resident needs special accommodations, he/she may make a request with management. Your guests will have lots of parking space towards the front of the property, near the tennis courts, as well.

Chill, BBQ, have some fun...
Whether you are a family, a couple or a single person living at Ypao Garden, there is no doubt that you will enjoy the backyard. With several pavilions and a club house, residents can chill or bar-b-que. Residents can also host small get-togethers by making a prior request with management to reserve one of the pavilions.

Homeowner's Association (HOA)

The Homeowners Association is an association comprised of each and every homeowner at Ypao Garden, who work in a organized and systematic process, with the leadership of their elected Board of Directors, to maintain and manage the overall welfare of Ypao Garden. The Homeowners Association collective decisions and actions are implemented through the Board of Directors, working hand in hand with the Property Manager and Resident Manager.

The Board of Directors consists of 3 individuals, who must all be homeowners at Ypao Garden, and they serve for a limited duration. These elected/appointed members jointly oversee the activities of Ypao Garden. The positions held by each Board member are President, Vice President, and Treasurer.
